Lakewood Maintenance


The LPOA Maintenance Department staff is responsible for the day today maintenance of all LPOA common areas (except mowing) and amenities, including clubhouses, boat docks, swim docks, playgrounds, tree trimming, etc. Whether it is painting street signs or installing rip-rap to curb erosion of our shorelines, our maintenance staff is a dedicated group of guys who enjoy and take pride in their work. This is evident when we look around our common areas here in Lakewood.

Beginning late 1995 the Maintenance Department also took on another job, after the General Manager and Maintenance Supervisor reviewed the budgeted rip-rap projects for shoreline erosion control. In the past, this work has been performed by contractors hired to lay the rock. However, it was determined these projects could be done by the LPOA Maintenance staff more efficiently and cost effectively than to hire a contractor. During 1996 the LPOA Maintenance Staff rip-rapped a large area of shoreline, installing 900+ tons of rip-rap. All the projects were completed under budget.

General Maintenance
  1. Completed RIP RAP at ( Woodglen Pond, Basswood, Blue Jacket and Spruce)
  2. Completed dirt work on Spruce (seeded, fertilized and covered with mat)
  3. Took down all Christmas decorations and Wreaths and stored them at the
  4. Repaired globe light on C-Dock and gate closer
  5. Reset pleasure dock on East Lake due to vandals unhooking it
  6. Graded new ball field off of Lee's Summit Rd, took bleachers from MCH pool demo over to the ball field and planted 9 Pine trees for a screen
  7. Cleaned the carpet on the main level at the MCH
  8. Answered all Resident Communication Forms
  9. Completed Christmas tree pick-up and installed 128 trees in the lake for crappie beds
  10. Salted streets on 1-12-12
  11. Changed the oil in 2 patrol vehicles and maintenance vehicle
  12. Installed a new stainless steel backsplash and garbage disposal in the Oaks kitchen dishwasher area
  13. Picked up trash along both dams and Lee's Summit Rd.
  14. Removed MCH pool area (fence, playground, pump room, water fountain, guard shack, light poles, water slide and benches)
  15. Reset loose stones upper area of fountain on Lakewood Blvd. and repainted fountain letters
  16. Power washed MCH entrance and parking lot
  17. Reset soccer goals ELV due to vandals moving them
  18. Demo of ELV water slide


Grounds Maintenance
  1. Transplanted 2 trees from MCH demo across the street along the walking trail
  2. Completed desilt project around Persimmon Pond ( covered seed bed with straw when done)
  3. Continued selective pruning of treescape
  4. Removed 2 dead trees along steps to pool for MCH demo
  5. Cut down dead Pines (1) in the Oaks (1) in Bayview area
  6. Watered newly planted trees once
  7. Monthly playground inspection completed
  8. Monthly erosion inspection completed
  9. Pulled street and stop sign posts along Lake Dr. in coordination with the City & new street sign installation


Out of House Projects
  • Began MCH pool renovation
  • Installed a new piece of fitness equipment at the MCH Fitness Center
  • Completed Persimmon Pond desilt & RIP RAP
  • Removed two large Cottonwood trees on south side of MCH pool

    Resident Communications
    1. Damage to Pine tree on common ground - repaired
    2. Replace light bulb - done
    3. Dog waste station - serviced
