Lakewood Maintenance


The LPOA Maintenance Department staff is responsible for the day today maintenance of all LPOA common areas (except mowing) and amenities, including clubhouses, boat docks, swim docks, playgrounds, tree trimming, etc. Whether it is painting street signs or installing rip-rap to curb erosion of our shorelines, our maintenance staff is a dedicated group of guys who enjoy and take pride in their work. This is evident when we look around our common areas here in Lakewood.

Beginning late 1995 the Maintenance Department also took on another job, after the General Manager and Maintenance Supervisor reviewed the budgeted rip-rap projects for shoreline erosion control. In the past, this work has been performed by contractors hired to lay the rock. However, it was determined these projects could be done by the LPOA Maintenance staff more efficiently and cost effectively than to hire a contractor. During 1996 the LPOA Maintenance Staff rip-rapped a large area of shoreline, installing 900+ tons of rip-rap. All the projects were completed under budget.

General Maintenance

1. Helped with 4th of July festivities
2. Rebuilt two boat launchers
3. Sealed roof for leaks at the barn
4. Installed two new handrails on MCH dock
5. Completed repairing one boat rack
6. Began painting Oaks Clubhouse exterior
7. Helped out with set up & take down for Swim Championships.
8. Repaired wall slats East Marina porta potty
9. Rebuilt ELV porta potty enclosure after it was blown up
10. Installed handicap sign at Bayview
11. Replaced 3 street signage posts
12. Cleaned up & did minor repairs to message centers
13. Answered all Resident Communication Forms
14. Repaired structural damage & reset C&E Docks at East Marina
15. Reset bike racks East Lake Village due to vandalism
16. Cleaned all bollard lights along the streets
17. Repaired three wrought iron fence posts MCH pool
18. Replaced cable on one piece of Fitness Center equipment
19. Monthly playground inspection completed
20. Changed oil in two patrol vehicles and one maintenance vehicle

Grounds Maintenance

1. Removed 5 dead Elm trees at Fairway Homes Playground & ELV & one dead Pine at the Oaks
2. Trimmed along Lake from West Dam to Woods Chapel Rd.
3. Trimmed bushes & weeded beds at all locations twice
4. Cleaned out East Dam stilling basin walls
5. Monthly erosion inspection completed
6. Walked and picked up trash along the dams twice
7. Treated ponds for acquatic growth & algae three times
8. Dragged baseball fields 3 times
9. Watered all plants & trees on a weekly basis as needed
10. Completed spraying of curbs & crack lines in all street parking lots
11. Sprayed bagworms where needed
12. Cleaned out trash racks after storms also limbs & debris that was scattered about
13. Dirt work completed on backside of wall off Hackberry that had washed out
14. Sprayed storage lot & three ditches for weeds

Resident Communications

1. Hanging branch & Pine tree - removed
2. Dead tree - removed
3. Repair boat rack - done
4. Fireworks – picked up
5. Dead tree in Clubhouse Cottages – called builder & he said he would get it removed
6. Mowing - done
7. Numerous communications for storm damage – cleaned up
8. Spray weeds - done
9. Dock cable - repaired
